FREQUENTLY ASKED QUESTIONS

  • What does the process look like to become a tenant?

    • You can start by calling or texting us at 864-640-3799, or by emailing us at leasing@ze-nith.com.
    • We will reach out to provide some pre-screening questions about things such as your credit score, rental history, criminal background, eviction history, employment history, and income.
    • We will schedule a tour. These are typically self-guided with a unique, one-time code provided to you for accessing the Unit you will be viewing.
    • You will complete an application. This is the more formal process of answering questions about the items mentioned above.
    • A complete review of your application will be completed. All items from the application will be reviewed to ensure you meet our minimum requirements for signing a Lease with us.
    • Upon review and acceptance of your application, we will provide you with an
    • Approval Letter and send you a Lease for Signing along with instructions for paying your dues (balance) prior to receiving your keys and moving in.
    • Upon paying your balance due, you will receive your keys and move into your new home!
  • What are the minimum qualifications for renting?

    We have the following as standard, minimum requirements for renting:

    • Credit Score of 650+ (this will be verified by a Credit Screening check)
    • No Violent Criminal Convictions (this will be verified by a Court Records check)
    • No Prior Evictions (this will be verified by a Court Records check)
    • Good Rental History (this will be verified by contacting your current / previous landlords)
    • Consistent / Good Employment History (this will be verified by contacting your employer)
    • Income Verification (Gross monthly income must be at least 3x the monthly rent rate)
  • If I meet most of the qualifications but not all, can I still be approved?

    If you do not meet our minimum qualifications, you may still be approved, but it will be on a case-by-case basis. There are also typically additional requirements put in place if you do not meet one or more of our standard requirements. For example, a credit score below our minimum requirement may require an additional Security Deposit or a slightly higher rent charge per month.

    Management reserves the right to deny any application for tenancy which does not meet the minimum requirements.

  • What fees am I required to pay upon move-in?

    You will be required to pay your first month's rent (or pro-rated rent), an Administrative Fee ($260), and your Security Deposit (typically equal to one

    month's rent) prior to receiving your keys to move in.

  • Who handles paying utilities, pest control, etc.?

    Please refer to your Lease for this information. Our team is happy to answer your questions based on your specific tenancy according to your Lease.
